Real estate pest inspections and Wood-Destroying Insect Reports (WDIRs) play a key role in the home-buying process — and it’s important to know what they include and what they don’t.
A WDIR, or Wood Destroying Insect Report, focuses on pests that can damage the structure of a home including termites, carpenter ants, carpenter bees, and wood-boring beetles.
It’s different from a general home inspection, which checks for structural or mechanical issues and usually happens about 30 days before closing.
If a home inspector spots signs of insect activity, they’ll often recommend a WDIR. In many cases, this report is required by FHA or VA loans, real estate agents, certain counties or states, and informed homebuyers who want to protect their investment.

Evidence of Prior Treatment: Lists any visible signs of past pest control, such as drill marks, treatment notations, or chemical residue
Vulnerable Conditions: Identifies problem areas like wood-to-soil contact, moisture buildup, poor drainage, or foam insulation touching soil
Inaccessible Areas: Marks parts of the structure that could not be inspected due to obstructions or limited physical access
Treatment Recommendations: Provides expert suggestions for addressing any existing WDI issues or preventing future infestations
While WDIRs are an essential part of the home-buying process, they are limited to identifying the current presence and damage caused by wood-destroying insects. These reports give realtors and potential buyers a snapshot of the property’s condition but do not serve as a warranty. WDIRs are valid for 90 days from the inspection date and focus only on pests that cause structural damage — such as termites, carpenter ants, and beetles. They do not cover issues related to rodents, cockroaches, bed bugs, or other non-wood-destroying pests.
